Central Group is changing the face of Kavčí hory. Together we announced an invitation-only, non-anonymous architectural competition for the design of the PARK KAVČÍ HORY Residence.  The winner was AP ATELIER lead by Josef Pleskot which, in addition to the residential buildings, will also design a publicly accessible park with water features and retention reservoirs to provide water to irrigate the neighboring Central Park. The height of the buildings was reduced based on comments from UNESCO. A change to the zoning plan is now under way, and this will move the project smoothly to the next phase.

What should happen?

  • A public park with water features will be created.
  • The total area of publicly accessible area and greenery at the site will be 19 000 m², of which 3 000 m² directly connected to the neighboring Central Park. The investor plans to transfer this part of the greenery to the city free of charge.
  • The project includes retention reservoirs to provide water to irrigate the neighboring Central Park.
  • The whole ground floor is reserved for stores and services. 
  • The individual buildings are connected yet also divided by an arcade that separates the residential function from the commercial one on the ground floor.
  • A kindergarten is also planned.
  • The project, with its three height levels, reflects the traditions of the surrounding buildings.

The jury considered that the design by AP ATELIER was one of the few to provide a good solution for the street level and at the same time work with masses from longer perspectives. The masses create a closed block that allows daily activities for both local residents and others. Unlike the majority of the projects, the design does not work with fencing but with an enclosed yard that presupposes the holding of various social activities. This makes it clear what is inside and what is outside. In the eyes of the jury, this is the most beneficial contribution to the competition. The buildings grow in mass volumes from the largest through to the most subtle.
